Breckenridge is the flagship of Summit County. While most people may not know many towns in Colorado's ski country, they're bound to know ones like Breckenridge, Aspen and Vail. These towns not only have world-class skiing, but also legendary architecture, abundant recreation activities and signature events such as music and art festivals.

Breckenridge Co real estate offers a number of neighborhoods to choose from. If you're looking for in-town living that allows you to walk to the shops and restaurants on Main Street, the Victorian town provides options ranging from condominium units to historic cabins and larger mountain homes. In-town properties also allow you to walk to the base of the gondola, or take a short, free shuttle.

Breckenridge real estate has risen to a caliber nearly on par with Vail and Aspen, with its on-mountain improvements, such as a new gondola that connects the ski area to the town and the highest chairlift in North America. It's also becoming renown in the summer for its Breckenridge Music Festival, as well as its film festival and jazz festival.

Breckenridge real estate prices are even beginning to look a lot like Aspen - several years ago, of course. In the past couple of years, Breckenridge has been breaking its own real estate sales records, with premiere single-family lots and Breckenridge homes listed for more than $5 million and penthouses for more than $2.5 million.

If you desire a premium ski location, Breckenridge real estate presents new developments on Peak 7 and Peak 8 which offer luxury living. Grand Lodge on Peak 7 is a timeshare located at the base of the Independence chair lift that provides indoor and outdoor swimming pools and hot tubs, a full-service day spa, fitness facilities and more. Crystal Peak Lodge at the base of Peak 7 offers full-time units within steps of the gondola. One Ski Hill Place on Peak 8 is one of the latest developments. With its bold, mountain-lodge studio to 4-bedroom units and impeccable service throughout the facility, it also includes an aquatics center, bowling alley, fitness facility and movie lounges.

Breckenridge homes farther away from the base of the ski area, though still on Peaks 7, 8 and 9, offer more affordable living. Though many of the homes and Breckenridge condos are older, some are also located on half an acre or more, allowing enough room for additions. Homeowners sometimes short-term rent their condos or homes because they are so close to the ski area and bring good income. There are also a number of newer homes near Peak 7.

If you're more of a golfer than a skier, Breckenridge Colorado real estate offers Highlands at Breckenridge, a prestigious neighborhood where a number of luxurious mountain homes sit on or near the golf course. There are still opportunities to build your dream home on vacant land in this neighborhood, surrounded by mountain vistas, access to wetlands, open spaces, wooded parks and, of course, the Jack Nicklaus signature golf course. The lots range from a half-acre to 3 acres. The Highlands is located right outside of downtown Breckenridge.

To feel like you're living on top of the world, consider 1, 800-square-foot log-accented homes located adjacent to the Lodge & Spa at Breckenridge. The complex features a sophisticated spa with complementary fitness classes and easy access to the Top of the World Restaurant, the epitome of fine dining.

Blue River real estate is just a couple miles south of Breckenridge. It's still close to town, but it offers more affordable single-family homes and lots. Many lavish custom homes are springing up, tucked into aspen and pine forests, mostly accessible by dirt roads. The Real estate in Breckenridge provides a nice secluded feeling while still being close to town. More land is available in Blue River, and there are even some coveted river lots. As an added bonus, there's also no transfer tax, which is an approximately 1%-2% tax buyers usually pay in Summit County to support recreation centers, transportation and other infrastructure.

To the east of Breckenridge is the Boreas Pass real estate area, which is becoming more popular as density - and prices - increase. It is populated with single-family Boreas Pass homes, condos and new construction, and it's also a good place to find less expensive land in a wooded, high-alpine environment.
